To earn Bayut’s TruBroker badge, you need a completed Bayut profile, between 1 and 70 listings, call or WhatsApp tracking enabled on your agency, a valid BRN if you’re in Dubai, and both the Responsive Broker and Quality Lister badges in the same month. Responsive Broker means getting 5+ WhatsApp or call leads a month, keeping a response rate of at least 70% within designated responsiveness windows and replying on WhatsApp within 4 hours.
What are the Bayut TruBroker criteria?
TruBroker at a glance
According to Bayut’s HelpCentre, TruBroker is earned by meeting these criteria, including earning two badges in the same month:
| Part | What Bayut asks for |
|---|---|
| Responsive Broker | 5 or more WhatsApp or call leads a month |
| A response rate of at least 70% within designated responsiveness windows | |
| WhatsApp replies within 4 hours | |
| Quality Lister | Bayut’s listing-quality criteria (see Bayut’s HelpCentre) |
| In Dubai | A valid BRN (broker registration number) |
| Profile | A completed Bayut profile |
| Agency tracking | Call tracking or WhatsApp tracking enabled for the agency |
| Listings | Between 1 and 70 listings per agent |
Missed leads on weekdays between 9am and 9pm lower your response rate. Missed leads at other times or at weekends don’t count against you, and replies at any time still count in your favour.
Which part usually slips
Listing quality is mostly in your control and changes slowly. Responsiveness is harder: it depends on who’s free when a lead arrives. Weekday leads that come in while you’re at a viewing, driving or on another call are the ones that push you past the 4-hour window or under 70% within designated responsiveness windows.
How to protect your Responsive Broker score
- Make first contact automatic. Shabda calls every new lead back within 60 seconds, inside calling hours, about the exact listing they enquired on, so no enquiry sits waiting while you’re busy.
- Follow up on WhatsApp straight away. A listing-specific WhatsApp message goes out after the call, and you can take over the chat at any time to reply personally.
- Qualify before you spend time. The first call covers budget, timeline, financing, area, purpose (live or invest) and a viewing slot, so you spend your time on buyers who are ready to book a site visit.
- Keep one record per lead. The portal enquiry, the call and the WhatsApp thread sit on one shared lead context, so whoever picks up the conversation sees everything.
- Respect calling rules. Where local rules limit call hours (for example the UAE’s 9am to 6pm window for marketing calls), Shabda can message on WhatsApp instantly and schedule the call inside the permitted window.
Bayut doesn’t say whether automated replies count toward the Responsive Broker metrics, so treat Shabda as the way to make sure every lead gets a fast, useful first touch while you reply personally on WhatsApp.
All of this costs less than AED 0.50 per minute.
Why speed matters beyond the badge
A US study by Dr James Oldroyd with MIT and InsideSales.com (2007) found the odds of contacting a lead were 100 times higher when they were called within 5 minutes than at 30 minutes. A 2011 US study published in Harvard Business Review found that firms that tried to contact a lead within an hour were nearly 7 times more likely to qualify it than those that waited longer. Bayut’s badge allows 4 hours, but buyers who enquire with several brokers often go with whoever reaches them first.
FAQ
What is the difference between Responsive Broker and TruBroker?
Responsive Broker is about replying to leads fast enough and often enough. Within 4 hours on WhatsApp, with a response rate of at least 70% within designated responsiveness windows.
Do weekend and late-night leads count against me?
Missed leads on weekdays between 9am and 9pm lower your response rate. Missed leads at other times or at weekends don’t count against you, and replies at any time still count in your favour.

In Dubai, yes. Bayut requires a valid BRN.
Do AI replies count toward TruBroker?
Bayut hasn’t said. Use automation to give every lead an instant first touch, and reply personally on WhatsApp so you’re covered either way.
